What affects fence installation cost?
Material is the biggest variable — chain-link runs $10–$18/linear ft while composite can exceed $45/linear ft. Labour typically runs 50–60% of total cost and depends heavily on soil conditions: rocky or clay-heavy ground requires extra digging time and concrete for posts. Height also matters: an 8-foot privacy fence requires heavier posts and more material than a 4-foot picket. Terrain (slopes, hills) adds 15–25% to labour costs since each panel must be racked or stepped to follow grade.
Permit requirements and property lines
Most municipalities require a permit for fences over 6 feet. Permits typically cost $50–$150 and require a site plan showing the fence location relative to property lines. Before installation, always hire a surveyor or pull your property survey to verify lines — encroaching on a neighbour's property can require costly removal and relocation. HOAs may restrict height, style, and colour, so check CC&Rs before purchasing materials.
Making your fence last longer
Wood fences last 15–20 years with proper maintenance (sealing every 2–3 years). Vinyl and composite are virtually maintenance-free and last 25–30 years, justifying the higher upfront cost over time. For wood, choose pressure-treated pine for posts (even if the fence panels are cedar) since ground contact accelerates rot. Set posts in concrete at least 1/3 of total post length, with the bottom 6 inches of concrete sloped away from the post for drainage.
